HM Land Registry Leicester Office
The Leicester Office in Leicester is one of HM Land Registry's offices handling registration work for England and Wales. Applications are submitted electronically and allocated internally, so you do not need to deal with a particular office: we lodge and monitor every application on your behalf.
What registration actually involves
After completion we apply to update the register: your name as owner, any new mortgage as a registered charge, and the removal of the seller's charge. Until that is processed the register still shows the old position, which is why the application is lodged immediately rather than at leisure.
Common documents we obtain and lodge
Official copies of the register and title plan, TR1 transfers, AP1 applications, DS1 discharges and first-registration applications for unregistered land. Each has its own evidence requirements, and requisitions (Land Registry queries) are the main cause of delay when they are not met first time.
Do I need to send my application to the Leicester Office?
No. Applications are submitted electronically to HM Land Registry as a single national body, and internal allocation between offices is not something you choose or need to manage.
How long does registration take?
Straightforward applications such as transfers of whole titles and new charges are usually processed within weeks. Applications involving new titles, plans or first registrations can take considerably longer, and we monitor them until the register is updated.
Am I the legal owner before registration completes?
You hold the beneficial interest from completion; legal title passes when the transfer is registered (Land Registration Act 2002 s27). Your application protects your position from the date it is received. Registration updates the public register to reflect that.
