A full search pack bundles the searches a lender requires: local authority, drainage and water, environmental and flood risk, plus coal mining or other regional searches where the location demands it.

What is included
Local authority: LLC1 and CON29, planning, building control, highways and charges.
Drainage and water: CON29DW, connection, sewer routes and adoption.
Environmental: Contamination, landfill, ground stability and radon.
Flood risk: Property-level assessment across all four flood sources.
Regional additions: Coal mining, tin, clay, brine or chancel checks where the location requires them.

What you pay for
Local authority
The largest single element, and the reason packs vary between £250 and £450. Set by the council, not by us.
Drainage and water
A fixed fee set by the regional water company.
Environmental
A modest data report fee, usually with contaminated land insurance included.
Flood risk
Property-level assessment across all four flood sources.
Regional additions
Coal, tin, brine or chancel checks, only where the postcode requires them.
