Can I remove someone from a property title?
What it takes to change who owns a property, with a mortgage, without agreement, and after a court order.

You can remove someone from a property title if they consent, by a transfer of equity registered at HM Land Registry. If there is a mortgage, the lender must also consent and will assess whether the remaining owner can afford the loan alone. Without the co-owner's consent you cannot simply remove them, you need a court order, usually under the Trusts of Land Act or in family proceedings.
